Thank you for having me.

It’s great to see you again. Actually, great to meet you in person. Last time we met was through Zoom.

Chris
Zoom, early AM in the middle of COVID.

Jeff
That’s right in the middle of COVID. We had talked about BoatYard in that episode, and very, very cool venue. How’s that coming along?

Chris
Wonderful. There has been a real big uptick in people wanting to get the hell out of the house and go have some fun. And we’re providing that for Lake Norman.

Jeff
Absolutely. Yeah, for sure. Today we’re going to talk about The Venues at Langtree. You gave me a little bit of a tour of the property. It’s beautiful. Like, you know, I’ve only seen it from photos before and it’s really amazing. Before we get into The Venues though, share a little bit, it’s been a year since we’ve caught up, how’s this last year gone for you? Share some ups and downs.

Chris
You know, COVID has been a challenge to every single person on this planet. And it was each person’s job to make what COVID was supposed to be to them, either good or bad. I’ve seen a lot of people have amazing successes from COVID. I’ve seen a lot of people have some challenges through COVID. When this thing first hit, even when we talked about it a year ago, I had just purchased BoatYard at the beginning of this process. And, you know, Langtree, here where we’re sitting today, was another one of those things that went down in the middle of COVID. And we purchased this property almost exactly a year ago today. The year has been amazing. Not bad, not challenging. It’s just been hard. Right? We’ve had to work a lot harder than we’ve ever had. We’ve had to adapt to new changes within labor, within costing, within supply chain. We’ve had to adapt in the fact that events, corporate and weddings, have a new thought process, new philosophy. But those are all adaptations that we’ve done to help grow this business, become one of the leaders in the industry, and prepare for the long run. I mean, we didn’t buy this to have it for one year. We bought this for generations downline to get the successes of it. We’re just here to work our rear ends off.

Jeff
You’ve made an amazing acquisition here, at The Venues. I mean, we’re gonna dive into a little bit of that. What has been like the mindset since venues have, not Venues at Langtree, but venues in general, have reopened? As new guests book, are they kind of like cognizant of the protocols that we were going through over the last year or two, or are they just like let’s do it like we used to do it?

Chris
You know what, I think they’re cognizant. I think every single person that we talked to, and we do, you know, a dozen tours, meetings a week with new prospective clients. Some could care less about anything; they just want to have an amazing event. Others are concerned about their protocols; they want to know what we’re doing. There is really no set way to say what’s right or wrong, we just follow the guidelines. If there is a guideline set forth that we have to conduct business a certain way, we will do that. And we will do it at the best of our ability, and we will continue to trudge forward. We are here to take care of our clients. We’re very simple. I think I told you during the tour, our mission statement across the board and my company, every business, just take care of the customer, whatever it takes to make them completely happy. Period. That’s it. And we found that to be the recipe for years to come, I mean, from years past, and we think it’s gonna be the recipe for years to come.

Jeff
Yeah, I agree. I think that’s really well said, I did have an opportunity to stop at BoatYard, finally, after we talked and really enjoyed it. That place is really cool.

Chris
Yeah. And you know, it’s just, it’s a wonderful, fun business that Lake Norman has been needing for a long time. There’s a lot of incredibly great restaurants. There’s a lot of great bars. The lake in itself is a wonderful entertainment vehicle. But to be an arts, cultural kind of center, you know, we are, we’re an art center, right? We got some cool paintings on the walls, there’s some cool vibe in the place. But on that stage, you’re gonna get incredibly high-level talent at what we can provide. And we’ve seen that. We’re not just in Lake Norman. Every single weekend, I’ve got people coming from 50 miles circumference. I mean, they’re Gastonia, Rock Hill, Shelby, Winston-Salem, and just each week it changes based on who we put on that stage.

Let’s talk about The Venues.

Chris
Yes. Let’s talk about The Venues.

Jeff
The Venues at Langtree. We’re recording in person, finally, and I’m here at The Venues at Langtree. And what is this room called?

Chris
The Boulder Room.

Jeff
It’s really cool.

Chris
We’re sitting in a wonderful 60 by 80 foot or so odd room surrounded by beautiful boulders. And it’s what, like 60 degrees in here?

Jeff
Yeah.

Chris
With barely any AC on and outside it’s 90 degrees.

Jeff
Yeah. I love it. It’s a really cool room. And the temperature’s cool too, which I love. It’s really comfortable in here. I love it. Share a little bit of the story, what you can, about your history with this place.

Chris
How long does this podcast last? Because there’s a lot of history here. Langtree has been a wonderful dream of mine, since the previous owner built this. You know, it’s the old cheesy cliche, you know, Kevin Costner, Field of Dreams. If you build it, they will come. I own a catering company in a restaurant right up the road that you’re familiar with. And we always do a ton of different events in different venues surrounding Lake Norman and the Charlotte area. And when we first did an event here at Langtree, I don’t know, five years ago, when I pulled on this property for the first time, I immediately called my wife and said, whoa, they built an amazing venue in the middle of Lake Norman, and it would be a dream of mine to one day have an opportunity to do business with this place. Now, flash forward five years, a couple of global pandemic days, and here we are in Langtree. The previous owner, Rick Howard, great gentleman, great business guy in the Lake Norman community, had the right idea when he bought the property. He added the pavilion venue and embarked upon the event business, and that wasn’t his forte. But he did an amazing job, built an incredible property, and took it to a certain point that he had the ability to take it to and when he had the opportunity to sell it, we were there. Right time, right place. And myself and my partner, a gentleman named Chris McKee, who, he and I have a lifelong friendship. You know, 30 years ago, we were college fraternity brothers. He and I did the deal together. He has a great business sense. This is right in my wheelhouse with what we do. And together, we collaborated and came together with a pretty cool vision that this thing will be special for a long time to come for Lake Norman. You look out one way on this property, you might as well be in the middle of the mountains and nowhere to be found. And you look out the other way, you’re a mile away from the busiest highway in the southeast.

Jeff
Yeah.

Chris
So, location is critical to our decision on buying this, you know, proximity to hotels, proximity to our vendors, proximity to our catering kitchens, and the other businesses that we have partnership with. So, I think overall, Langtree and my history, was probably the smartest thing that we’ve done, and the biggest upside of anything we’ve done.

Jeff
We connected or reconnected a couple of months ago, when we were producing an article for our blog, about wedding venues in the Lake Norman area, and I wanted to feature The Venues in that article, you know, front and center. And I could tell when we talked back then how excited you were about this property. And I could see it today, we spent an hour together walking the property and you’re really lit up about this place.

Chris
I love when a business, let alone a property, has soul. You know, when you walk into that building, and it just has something? You can’t really put your finger on it, but it just has something? Well, those are small buildings, when you walk onto an 18-acre tract of land, and your body just gets chills and the hairs rise, and you can see what it can be. That’s every single time I take that turn on to this property I feel that way.

Jeff
I love it. Yeah.

Chris
A lot of work to be done, though.

Jeff
Yeah, we’re gonna circle back to that, and see how much of that you want to share later on.

Chris
It’ll probably change.

Jeff
For now, and you mentioned like, yeah, you look out, the view from some of these buildings, you wouldn’t even know that you’re just a mile from the busiest highway in the southeast and so close to hotels, and really not far from Charlotte either. So, that’s pretty amazing. How much of the property is actually developed? Because there’s a lot more land here than what I would notice.

Chris
The total land that we own for Langtree is right at 18 acres. Currently, we’re using about eight and a half acres, with the four venues on that property. The master planning is an evolving process, right? We have some great ideas. But we haven’t nailed down exactly what this is going to evolve into. We just know that there’s a lot to come.

Jeff
All right, well, let’s talk about the four venues. Take us through it, which one do you want to start with?

Chris
All right, we’ll start at the front with the house. We have an old, beautifully, well-done 1850 circa house, in that era. The house has all of its original qualities to it, with a few upfits that we’ve done. That house will pose as a bridal suite for wedding days, it has a full upstairs suite for the bride and her bridesmaids. The downstairs has a full salon, library, full kitchen, full bar for the families to gather. It can also serve as a small event venue for up to 16 people. And we’ve done many of private chef dinners in there. It’s a lot of high-end corporate, very intimate setting, but really cool. So, we can do three, four, or five course meals there. Gatherings, boardroom meetings for certain corporations. So, it’s a wonderful, small venue that has an incredible amount of character in it.

Jeff
It has an incredible amount of character.

Chris
Outside of the house, you go to where we’re sitting now, which is the Boulder Room. This room holds anywhere from 60 to 120 people, based on how we want to open up the doors and expand out onto the patio. Full-service audio/video capability. So, this room is really posed well for our corporate clients. The back of the property, what you saw, was the barn. Beautiful barn, 150 people. Serves as a wonderful venue for ceremonies for our weddings but can also convert to cocktail parties to corporate gatherings, that type of thing. We’ve had, you know, movie premieres being done in there. We’ve had kids’ birthday parties in there. We’ve had high-end corporate events in there. On the backside of that, which isn’t one of our venues yet, is the Langtree, which I showed you, and holds, you know, a lot of history. Two hundred- and fifty-year-old red oak, that’s going to be one of our future venues coming. So, by fall, we should have something really ready to show you then. The other venue on property is the main pavilion. The main pavilion is our main event space, capacity to hold up to 400 people inside. Open the doors, I think the number is endless, considering we have 100 acres right next to us to oversee the property. But again, four venues that all open up and bleed into the general area. So, we have the ability to accommodate as small as a two-person dinner in the house up to a thousand people in an open-air facility with all the side venues, you know, serving as whatever purpose that client may need.

Jeff
When I came onto the property and came down the driveway and made that turn around the house, and I was like, wow, this is

Chris
I’ve been doing that for five years. And to do it now as one of the property owners, it’s special. It’s special.

Jeff
That’s got to be extremely satisfying when you come down that driveway every day.

Chris
Yep, absolutely. You talked about Ed and Kathleen, let’s talk about them.

Jeff
Yeah. So, I surprised you with a little photoshoot that you weren’t expecting until I think I texted you yesterday to let you know that LKN Images and Kathleen would be here.

Chris
I told you I’d only do this if it’s with radio. No pictures.

Jeff
LKN Images stopped by, gonna shoot some photos for us, some candid shots, so this is really cool. Ed and Kathleen, of course, were on the podcast, I don’t know, how many months ago? It’s been a while.

Chris
And we know Ed and Kathleen, too so we’re good.

Jeff
Yeah. Good. Good. Well, cool. Chris, share a little bit about like, what have been some of the, when did you actually go live with The Venues, under your ownership?

Chris
We bought and closed almost exactly a year ago. So, we hit the ground running. Our catering company was doing events on this property from the very first day. So, purchasing the property was really no major transition. It was just business as usual, just with a much bigger debt.

Jeff
Yeah, yeah.

Chris
So, we were efficient from day one. We jumped in and hit the ground running.

Jeff
Let’s circle back to some of those ideas you were thinking about for the future. One thing that you mentioned while we were talking and doing a tour of the property before we hit record, was festivals, and music. I know music is big with Chris Boukedes.

Chris
Yeah, and my partner in this, Chris McKee, is a huge music fan. And that’s one of the first things he said. When we look at this massive property with 18 acres, our master plan, obviously, is to maximize, to put four or five events going on at a time with these multiple facilities that we have. But to be able to join all these facilities under one big umbrella, whether it be a large-scale festival, whether it be some type of community gathering, whatever it may be, we have the ability to pull that off. But you know, in our deepest pipe dream mentality, we could see putting on a wonderful music festival here, an all-weekend type thing. I think the community up here would really absorb that and really appreciate that. But we’re still a little ways away from that. But in the recesses of our brain, in our pockets, and in our experiences, that’s kind of what we do. So, it’s not, you know, something that is out of the realm. It’s just something that has to be formulated and correctly done.

Jeff
Sure. Yeah, absolutely. In the recesses of our mind with a million other things and ideas, right? It’s the part of being an entrepreneur.

Chris
I mean, when you look across the property, I can see a stage. I can see my thousand people, I can see the beer stations, I can see the sponsorships. I can see the music playing. I can see the lighting under the moon at night. I can see it. Just got to figure out how that process works. Because it’s bigger than just finding the property and doing that. There’s community involved. There’s government involved. There’s DOT, police, all of those things have to come together.

Jeff
Yeah, absolutely. Yeah, there’s so many. It’s a puzzle.

Chris
That’s a great way to put it. A festival is a puzzle, to do it correctly.

Jeff
Yeah. Huge project, huge undertaking. But that’s exciting. Looking forward to seeing what happens.

Chris
Kinda what we’ve done.

Jeff
You started a year ago here. And we’re recording now in the beginning of May 2022. How far out are you booked?

Chris
We’re seeing 2024.

Jeff
Are you really?

Chris
Yeah, not crazy, not a ton of them, but we’ve got a few 2024 bookings already. We had a client visit today and they are September 2024 for a wedding, large scale. but I do appreciate their efforts because there’s is going to be, I think a 350-person wedding. But they said the majority of their people are gonna be traveling in from all over the country. So, to get out ahead of it, to get ahead of travel and buying tickets for family, those type of things. Those kinds of things.

Jeff
Yeah.

Chris
And, you know, we see the big uptick has been corporate. We’re seeing a lot of corporate action right now. Corporate is slowly coming back to their offices. They’re slowly starting to gather again. And I think we pose a great asset to that, right? Getting out of their offices, we’ve got rooms to cover small sized parties all the way up to large scale corporate party. So, I think we’re a great option for that. And I think the corporate side of our business is going to be huge in the next 24 months.

Jeff
Alright, so Chris, we were going to record in the trolley, we had it all set up, decided the acoustics weren’t the best for recording a podcast, but talk about the trolley.

Chris
Well, we have an absolute wonderful trolley, that when you rent the venue, it’s part of the package. So, you can take the trolley, use it to pick up your bridal party, use it to pick up your clients or any guests you have for the party. So, it’s yours for the evening when you rent the venue, and it’s just a beautiful trolley. And if you’re going to incorporate pictures into this, I cannot do it justice by my words. Jeff
Yeah, absolutely. Yeah. I’ll share pictures of the trolley, definitely. It’s a nice touch. Yeah, it’s really cool.

Chris
It’s just that little extra, right? This property is built around that little extra. And that trolley kind of fits right into that.

Jeff
Yeah. And the trolley is street legal?

Chris
Oh yeah. It’s a Chevy chassis. I think it’s a 2017, no 2019. It’s only got a couple of thousand miles on it. Seats 17 people. And it’s nice. It’s really cool. And a couple of dents on the front end from me and all these rocks on the property. But you can’t tell, it’s great.

Jeff
It is really cool. There’s a couple of hotels here. Brand new hotels, beautiful. Aloft, I love the Aloft brand. I’ve stayed at the Aloft in Asheville a couple times with my wife, we love it over there. And that’s a great brand to have nearby. So, the trolley can pick up members of the wedding party?

Chris
Every weekend that trolley is circling all over Langtree. So, it’s picking up the guests from the Tru or from the Aloft or inside the Langtree shops over there. Just depending on whatever they want to use it for. We used it in the Mooresville and the Davidson parade this past Christmas. That was a big hit.

Jeff
Nice. I bet it was. You had a meeting; you had an event recently at the house. It was a corporate event at the table, the beautiful dining room. I can imagine how peaceful and private those meetings can be and how comfortable they can be. Kitchen was right there. Chef came in, prepared some meals.

Chris
Absolutely. The house poses a wonderful setting for a small gathering. We have a table that seats 12 people there. So, you know, we’ve had clients, small as four people up to the 12 people. They come to the house, they socialize, they gather, maybe have a cocktail pre dinner, a couple of passed appetizers, they can go into the room conduct their meeting, we can set them up a nice three, four, or five course meal, dessert, champagne, wine, just open ended. Whatever they choose, they can break away into separate rooms, have privacy. They can go outside on the deck, smoke a cigar if they’d like to. It’s just a really cool exclusive way to conduct small business.

Jeff
Yeah. I love it. I love that idea. The house couldn’t be more charming.

Chris
Yeah. It’s got some character.

Jeff
Yeah, absolutely. You know, we featured The Venues in our article, listing our favorite wedding venues in the Lake Norman area. It’s so much more than a wedding venue, though, isn’t it?

Chris
Yeah, it is.

Jeff
What are some possibilities that guests can consider?

Chris
Two weeks ago, we had a triple mitzvah.

Jeff
Wow.

Chris
Triplets had their celebratory time here and there was 300 people on the property. The family brought in jump houses, mazes, painters, art projects, and they used every square inch of this property for different types of activities. The Boulder Room, where we sit now, it was the bar for the adults. Candy bar stations were set up, and it was just, it was alive and well. Weddings, that’s obvious what this is, right? You can put on a wedding here pretty easy. Corporate, I think the sexiest part about this is you have space, and corporate is critical for breakout sessions, that type of thing. And we have plenty of opportunities for that, and it’s not a breakout where you’re going into the next vanilla room at a hotel. It’s a breakout. You want to go into a rock garden, you want to go under a 250-year-old red oak tree, you want to go to our barn, you want to go into the house. It’s creative. It’s that new world of give me some experience. We’re a purely experiential venue here. There’s a lot to do on here.

Jeff
We talk a lot about experiences and creating experiences for clients, for customers, for guests. It seems to be, with just about any brand in any industry, it’s a very important concept to grasp, creating that experience.

Chris
I think it’s going to be number one for a while, you know? Think about the word experience. COVID changed a lot of that. If you’re going to go out and spend your money now, it’s going to have to have a little bit more value than just going, hey, here’s four walls. We’re fighting against everything. We’re fighting against virtual, we’re fighting against Metaverse, right? Someone’s gonna go put on a headset, and they can disappear to any venue they want to go to in the world. They can be on top of Mount Everest in a click of a button. That’s gonna continue to influence things. So, we have to stay fresh, we have to stay on top of things, we have to stay aggressive, and we have to be unique. That’s the only way we’re gonna get there.

Jeff
What have been some of the challenges that maybe you didn’t expect?

Chris
It’s a lot. It’s a big property. We are, both my partner, Chris and I are our forward thinking. We can see where we want to go, but it’s a lot. It’s seven or eight major projects that are in front of us. I want to snap my fingers and be done with all of them so I can conduct the business down the road. So, we just have to be patient. And again, you’ve known me now, I’m not really patient when it comes to this stuff. And Chris, he’s extremely patient, he could stop and take a deep breath and see it through, where I’m kinda throttled down. So, he’s been a great sounding board for me to kind of slow down and go, let this just evolve. It will get there, maybe at a little slower pace than I want it to be, but when it gets there, it’s going to be for the long run. So, that’s been the main challenge in my book, I want to go.

Jeff
I have that problem, too. Yeah, yeah, I want everything yesterday.

Chris
That’s a great way to say it, I want it yesterday. Actually, I wanted it ready when I pulled on the property for the first time.

Jeff
But I’ve had to learn a lot about patience over the last couple of years.

Chris
Yeah, I think we all have.

Jeff
I think a lot of people have. Yeah, for sure. Chris, normally, I asked for shout outs to other local businesses. Anything else you’d like to share with listeners or with the community and any thoughts before we close?

Chris
If you are interested in any kind of event, whatever the scale is, talk to us. Look, because we are a creative group and so many people may not know what this is. Perfect example, you said it, you pulled up and you saw a house on a nice piece of property, you had no idea what was going on right behind the curtain. And when you came around that corner a thousand opportunities and ideas came right to your head. And that’s what I want for people who may not know what Langtree is, to not be, you know, closed-minded that hey, it’s a wedding venue. It’s an all-out event venue that while it has incredible character and distinct features, it is still a vanilla box to be exploded into whatever somebody can envision. We can create anything. So, I think that’s the right way to say that. And as a closing remark for Langtree, we’re an event venue, for any kind of event.

Jeff
Yeah, I think that’s well said, that sums it up.

Chris
I hope so.

Jeff
Absolutely. One other thing before we close, you mentioned, Chris McKee, and his patience versus your impatience.

Chris
He has been patient with me since college.

Jeff
Yeah. I think it’s worth noting that when partnering with someone in a business, I’ve said this many times, and I’ve learned it over the years that it’s so important that you have complementary personalities and complementary skillsets. And it sounds like you two kind of balance each other out pretty well.

Chris
We definitely do. And we’ve had, you know, 30 plus years we’ve been dear friends. He is probably one of the smartest guys I know. His set of experiences and expertise that he brings to this table are 100% different than mine. So, we just collaborate, figure out what the next move is, and then go. And don’t think about it and just keep going. I think we’re both pretty smart guys. We have an incredible opportunity here. And just time and patience to get to here. And when we do, we’ll probably change some more stuff and keep going. I don’t think we’ll ever settle on what this will be. It’s too big. You’ve got 18 acres of opportunity here and we’ve barely touched 35% of it.

Jeff
It will continue to evolve. Yeah, absolutely.

Chris
And we want to be, you know, a destination, not for Mooresville, not just for Lake Norman, and not even Charlotte, for the whole region. We want people to think about this place and go, we can go there for the entire thing. We got places to stay. There’s incredible restaurants and eateries close too, there’s golf courses. There’s this big ol’ lake right behind us and then you have this great venue to do a lot of creative things. So, I think, done correctly, which I think we’re doing it correctly, we have something special here.

Jeff
Oh, I would agree. Yeah. You already have something special. And I know that, the way your eyes light up when you talk about the ideas and the vision you have for the property. I’m really excited to see what happens.

Chris
Yeah, I am, too. So, fingers crossed. We keep trudging forward.

Jeff
