What is a Vacant Property Staging?
A Vacant Property Staging is provided for houses that are empty. This service usually starts with a pro-Stager conducting a preview (via photos sent to them or in person), and a quote is provided for Staging certain rooms in the property.
Some stagers have formulas they use based on the number of rooms and/or finished square footage of a property to provide quick price quotes. Once the client agrees to the terms, a Staging Agreement is sent and payment is secured.
Vacant property Staging includes fees for Creative Planning, Selection of Items, Loading, Unloading, Moving Labor Two Times, Staging and removal once the house is under contract.
It also includes the fee for rental or loan of Staging items used in the rooms being Staged.
What are the advantages of staging and furnishing a vacant home to sell?
Home staging industry statistics have shown that staged homes typically sell for more money in less time that similar homes than are not professionally staged.
Sellers only have one opportunity to make a great first impression and staging is crucial in making this happen. Vacant homes often show cold and empty whereas the exact same home, when staged, will show warm and inviting.
Staging also helps facilitate an emotional connection with potential buyers that better allows them to envision the home as their own.
What are the typical Staging Rental/Loan/Use/Supply Terms?
Minimum rental/loan/use/supply of items is 30 days in most areas. Even when a house gets a fast offer, it still has to close and get through the milestones.
Some stagers have a 45 day, 60 day or even 90 day minimum term. When items are picked up, if there are still unused days for the agreement, the client pays for those days based on the minimum agreed upon term.
How much does vacant staging cost?
Pricing for Staging average priced properties where 4-5 main rooms are Staged shows a range of $1000-$6000+ depending on which part of the country the property is located. The National Average for Staging an average priced property is $3,350.
Major metro areas, where prices of houses are more expensive and staging is well-established, have a higher price than properties in smaller cities with lower prices. The average price range in our Charlotte region tends to range between $1800-$2500.
Variables in pricing include number of rooms being Staged, duration of the Staging agreement, and list price of the property as higher-end homes command higher-end and larger staging furniture.
